When no one is home
The earlier a problem is discovered, the more options you have to limit the damage.
Florida heat can push indoor humidity up quickly, creating conditions for moisture and mold before anyone notices.
A slow leak can damage cabinets, flooring and surrounding rooms long before water is visible from outside.
Refrigerators, freezers, security systems and essential equipment may stop working while the residence is vacant.
Wind-driven rain, power loss, fallen branches and exterior damage can leave a vacant property vulnerable before and after the hurricane passes.
More than a report
We follow a residence-specific protocol and document conditions with photographs, temperature and humidity readings, and clear observations.
If something appears wrong, you are notified promptly. With your authorization, we coordinate the appropriate licensed professional.
We coordinate property access, oversee the authorized service when requested and provide photographic confirmation of the outcome.
Residence management
A care plan is shaped around the residence, its systems, the owner’s preferences and the level of oversight required.
While you are away
Scheduled visits focused on detecting visible warning signs involving climate, moisture, plumbing, power, security and hurricane-related conditions.
Confirm visible AC operation, record temperature and humidity, and look for condensation, unusual odors, staining or other indications of moisture.
Run selected fixtures, flush toilets and examine accessible connections, floors, ceilings and the water-heater area for visible leaks or unusual conditions.
Confirm power is present and check designated refrigerators, freezers, breakers and other agreed equipment for visible interruptions.
Look for accessible signs of water intrusion, fallen branches, screen damage, displaced items or other storm-related conditions.
Document visible signs and coordinate an inspection with the owner’s pest-control company or another licensed provider. ICON does not perform pest treatment.
When service is needed
We coordinate access, communicate with providers, oversee authorized services when requested and confirm visible completion.
Receive approved providers, facilitate authorized property access and remain on-site during scheduled service when arranged.
Share before-and-after photographs, confirm the provider attended and follow up on authorized work that remains outstanding.
Help organize recurring HVAC, pool, landscaping, cleaning, pest-control and other residence-specific maintenance.
Before you return
Your residence is checked, prepared and coordinated around your preferences so your return feels effortless.
Adjust climate settings, confirm designated plumbing, hot water and appliances, and identify concerns before your arrival.
Coordinate cleaning, exterior furniture, pool and landscaping conditions, deliveries and requested groceries.
Receive confirmation that the agreed preparations are complete before you travel to the residence.
How it works
The relationship begins with understanding the property—not with forcing it into a generic checklist.
We learn the residence, its key systems, your existing providers and the concerns that matter most to you.
We define visit frequency, areas to review, reporting preferences, emergency contacts and authorization limits.
Each visit follows the agreed protocol and produces a clear record of the residence’s visible condition.
When something needs attention, we follow the instructions established with you and coordinate the next step.
Over time, we learn what is normal for the residence, which makes meaningful changes easier to recognize.
